The Reality of Realty in a Pandemic Part XXI – Strength in Fall Market Leads Us Into the Holidays

November’s real estate market brought a continued increase in market value with low inventory driving the prices.


In November, Acton’s real estate market increased 19 percent over the same month last year, and year to date home prices are also up by 19 percent over the average sale price for 2020 making this year’s year to date average sale price $855,076.


Here are Acton specific statistics to consider for the period of November, 1 – November, 30, 2021;


  • 9 homes sold firm at an average of 113 percent of asking price. It took an average of 6 days on the market to sell firm.

  • Average sale price in Acton - $846,389

  • Lowest sale price - $656,000

  • Highest sale price - $1,110,000


Contrasting with November 2020;


  • 9 homes sold firm at an average of 103 percent of asking price

  • It took an average of 9 days on the market to sell firm

  • Average sale price in Acton - $711,890

  • Lowest sale price - $465,000

  • Highest sale price - $875,000



Going into the Holiday Season, I feel a little more of a ‘typical’ seasonal slow down is upon us as some Buyers & Sellers are indicating that they would like to wait until January and into the Spring to make their moves.
